The answer helps us narrow down not just which house, but which part of the area makes the most sense for you.

Ormond Beach and the surrounding area offer very different lifestyles within just a few miles.
You might find yourself considering:
• A beachside home in Ormond Beach or Ormond by the Sea
• A waterfront home along the Halifax River or Intracoastal
• An oceanfront or ocean-view condo
• An established neighborhood on the mainland
• A golf or planned community
• New construction
• A home farther north toward Flagler Beach or Palm Coast

Buying in Florida Can Be Different
If you’re moving here from another state, there are some things about buying a Florida home that may be unfamiliar.
Depending on the property, we may need to consider insurance availability and cost, flood zones, roof age, wind mitigation, four-point inspections, hurricane protection, HOA or condo financials, assessments and other factors that can affect both your purchase and your ongoing costs.
For condo buyers in particular, we want to look beyond the view and amenities and understand the financial health of the association as well.
You don’t need to know all of this before you start looking. That’s part of what we’re here for.
New Construction or Resale?
We help buyers with both.
New construction can offer warranties, incentives and today’s finishes. Resale homes may offer established neighborhoods, mature landscaping, larger lots, pools or locations that simply can’t be duplicated by newer developments.
And if you’re considering new construction, having your own Realtor involved from the beginning matters. We can help you compare communities, builders, incentives and the overall value of the choices you’re considering.
Our Approach
We’re not interested in talking you into a house.
We’d rather show you enough of the area and ask enough questions that you begin to recognize what feels right for you.
Once we find it, we’ll guide you through the offer, negotiations, inspections, appraisal, financing and closing.
And if the right decision is to walk away from a property, we’ll tell you that too.
